Orchards is the original company and the foundation of the group, focusing on residential property sales, lettings and full-service property management. Today we manage approximately one third of all tenanted properties across Central Bedfordshire, with continued growth through acquisitions and expansion into Bedford Borough and Buckinghamshire.
Orchards In-House Repairs
Orchards In-House Repairs was our first step into building a service designed specifically to support our existing property management business. With an average of around 65 work orders being created each month, relying on external contractors to quote, manage quality control and complete works efficiently was becoming increasingly difficult. Sole traders were finding margins squeezed, while larger companies with back-office teams were often too expensive for landlords.
In-House Repairs was created because we were uniquely positioned to combine the infrastructure and support of a larger maintenance company with the competitive pricing of local contractors. Our property managers can typically receive a quote within three minutes, and many works can be completed within 24 hours.
Orchards Facilities Management
Orchards Facilities Management grew naturally from the success of In-House Repairs, as many of our portfolio landlords began asking us to manage larger assets such as blocks and freehold buildings. The business now focuses on planned preventative maintenance (PPM), ongoing maintenance contracts and facilities management services for multi-unit buildings and property portfolios.
Taps, Flushes & Fans
Taps, Flushes & Fans was created out of frustration. Small plumbing and ventilation jobs are often the most difficult to get done, as many contractors understandably prioritise larger projects such as full bathroom installations, boiler replacements or refurbishments. As a result, these smaller but important jobs are often delayed or overlooked.
Taps, Flushes & Fans was designed to solve that problem, providing a fast, fixed-price service focused specifically on the everyday issues homeowners experience.
The Damp & Mould Company
The Damp & Mould Company was created to help landlords navigate the changing landscape around damp and mould in rented properties, while also developing solutions for councils and housing associations, including monitoring and ongoing management systems.
Our experience showed that many damp and mould specialists focus only on treating surface symptoms rather than identifying the underlying causes. Our approach focuses on diagnosing the root problem and implementing long-term solutions.

The Loft Boarding Company will focus on helping homeowners unlock the unused potential of their loft spaces through safe, professionally installed loft boarding and access solutions.

Efficient Homes will focus on improving the energy performance of homes through practical upgrades, helping property owners reduce running costs while preparing homes for the future of energy efficiency standards.

The business is led by founders Julian and Adam, who together bring more than two decades of experience in the property industry. Julian founded Orchards and has built the group from the ground up, combining his experience in lettings, property investment and developing property projects from start to finish. Adam began his career working on the tools in property maintenance before joining Orchards as its fourth member of staff, helping grow the company from a small local agency into the group of specialist businesses it is today.
