These Terms and Conditions apply to the use of this website and to any booking, enquiry or service request made with Taps, Flushes and Fans. By using this website or booking with us, you agree to these Terms and Conditions.
1. About us
Taps, Flushes and Fans is a specialist repair service focused on:
taps
toilet flushes
extractor fans
We do not offer general plumbing, full bathroom refurbishment, heating, drainage, boiler work, or general electrical contracting unless explicitly agreed in writing.

2. Service area
We currently provide services only within the following postcode areas:

MK41
MK42
MK43
MK45
Submitting an enquiry or booking request does not guarantee acceptance. We reserve the right to decline bookings outside our service area or outside our scope of work.
3. Bookings and enquiries
A booking request made through this website, chatbot, email, phone or any other channel is not confirmed until we have accepted it and issued confirmation by text message, email or other direct communication.
We may ask for further details before confirming a booking, including:
photos
video call survey
property details
access information
preferred availability
We reserve the right to decline or reschedule a booking where:
the job is outside our scope
the property is outside our service area
the information provided is incomplete or inaccurate
access is unsafe or unsuitable
the required parts, labour or time cannot be reasonably confirmed in advance
4. Pricing
All prices stated on this website or in our communications include VAT unless stated otherwise.
Tap repairs
Typical pricing includes:
1 cartridge replacement: £85
2 cartridge replacement: £95
additional cartridges beyond the first: £10 each
replacement tap supply and fit: from £105
If a repair attempt fails and you proceed with a replacement tap, we may apply a £50 discount towards the replacement tap cost.
Optional isolators may be fitted where suitable at £10 each.
Toilet flushes
Typical pricing includes:
repair or service: from £89
replacement work: from £95
Extractor fans
Typical pricing includes:
service: from £95
replacement: from £105
Weekend pricing
Standard pricing applies Monday to Friday only.
Saturday appointments are charged at 1.5 times the normal rate.
We do not offer Sunday appointments.
5. Estimates, fixed prices and guaranteed prices
Where we provide a starting price, estimate, guide price or “from” price, this is based on the information available at the time and may change if:
the fault is different from what was described
access is more difficult than expected
additional parts are required
the installation is non-standard
further faults are discovered on site
Where we provide a fixed price or guaranteed price, that price is based on the information, images or video supplied to us. If the actual situation on site differs materially from what was provided, we reserve the right to revise the price before proceeding.
We will not carry out chargeable additional work without explaining it first.
6. Customer information
You are responsible for ensuring that the information you provide is accurate, including:
your name
contact details
property address
postcode
description of the issue
access information
availability
We are not responsible for delays, wasted visits, additional costs or inability to complete the work where the information provided is incomplete, inaccurate or misleading.
7. Photos and supporting information
We may request photos, videos or other information to help us assess the issue, prepare for the visit or provide a fixed or guaranteed price.
If we ask for photos, these may be uploaded after the booking conversation using a link sent by text and/or email.
You confirm that any photos, videos or other information you provide:
are accurate to the best of your knowledge
relate to the property and issue in question
do not infringe the rights of any third party
8. Access and attendance
You must ensure safe and reasonable access to the property and the area where the work is to be carried out.
This includes:
clear access to the relevant tap, toilet or fan
access to electrical isolators, stop taps or service valves where relevant
a safe working environment
suitable parking or access instructions where needed
We reserve the right to refuse or postpone work where access is unsafe, obstructed or materially different from what was described.
9. Missed appointments and wasted visits
If we attend and cannot carry out the work because:
no one is present
access cannot be gained
the issue is outside the scope described
the area is unsafe
the installation is materially different from what was disclosed
we reserve the right to charge a call-out, inspection or wasted visit fee.
Any such charge will be explained where applicable.
10. Changes, cancellations and rescheduling
If you need to change or cancel a booking, please contact us as soon as possible using the contact details on this website.
We reserve the right to charge for late cancellations, repeated rescheduling, or wasted visits, particularly where time has been reserved specifically for your appointment.
We also reserve the right to reschedule appointments due to:
staff availability
illness
traffic or travel disruption
weather
emergency works
parts availability
other events outside our reasonable control
Where possible, we will contact you promptly and offer an alternative appointment.
11. Parts and materials
Any parts supplied by us remain our property until paid for in full.
We will use reasonable care in selecting suitable replacement parts or products. However, where a repair is not viable or the original product is obsolete, discontinued or non-standard, we may recommend replacement rather than repair.
Where a customer chooses a specific product or style, final availability may depend on stock and supplier availability.
12. Existing faults and limitations of repair
Our services are intended to address the fault we have been engaged to investigate and repair.
We are not responsible for:
unrelated pre-existing faults
hidden defects
poor original installation
corrosion, wear, or damage not visible before work begins
failures in connected pipework, valves, fittings, electrics or surrounding materials that are outside the scope of the agreed work
Repair work may extend the usable life of an item, but we cannot guarantee that older components will not fail in future.
13. Electrical and plumbing isolation
Some works may require us to isolate water or electrical supply. By booking with us, you acknowledge that this may be necessary to carry out the work safely.
Where isolation valves are absent or unsuitable, we may recommend fitting them as an additional chargeable item where appropriate.
14. Liability
Nothing in these Terms excludes liability for death or personal injury caused by negligence, fraud, or any other liability which cannot legally be excluded.
Subject to that, our liability shall be limited to the value of the service provided by us in relation to the specific booking in question.
We shall not be liable for:
indirect or consequential loss
loss of profit
loss of business
inconvenience
delay caused by circumstances outside our reasonable control
issues arising from inaccurate information supplied by the customer
15. Website use
We make reasonable efforts to keep this website accurate and up to date, but we do not guarantee that all content is complete, current or error-free at all times.
We may update, withdraw or amend any part of the website, our services, prices, service area or availability without notice.
16. Intellectual property
All content on this website, including text, branding, logos, graphics and layout, belongs to Taps, Flushes and Fans or its licensors unless otherwise stated.
You may not copy, reproduce or reuse website content without our prior written permission.
